HEY! Looking to Buy a Home? What Should YOUR Realtor Know About YOU?

Your Realtor needs to have some information about you to help you make the best choice when purchasing a new home. Especially in this market.

What do we as agents need to know? Well…first…timing of your move is critical. WHY so important? Because a large percentage of our listings here in the Phoenix area are termed “short sales”. Now don’t get the wrong idea. The word SHORT in no way refers to the time frame of getting the transaction closed. It simply means the seller owes more on the home than the home is worth. Therefore, they are asking THEIR bank to accept a “short” payoff and allow them to sell the house for less than what they owe. The challenge is that the banks are very slow to get these deals approved. I actually had one that my clients and I waited FOURTEEN MONTHS to get closed! Admittedly, that was much longer than most short sale transaction take…but 4-6 months is expected. If you have to be in your new home in 45 days…your agent needs to know about that.

Another thing agents find helpful is knowing about your family. Yes…when we ask those questions it is not just to be polite! Knowing you have two teenage kids that have a passion for being on the wrestling team matters. Your agent can help guide you in researching schools with hopes that your kids are as happy as you are when you get into your new home.

Of course, your financing is critical to the success of the process. Personally, I have lenders I have worked with for years that I trust completely to make sure my clients can CLOSE on the house they have their hearts set on. Actually, your relationship with your lender is equally as important as that with your agent. There are still MANY “bad” lenders out there just telling people what they want to hear…not the truth. WHY? Because if they “throw enough against the wall” something is bound to stick. They are typically NOT in the business for the long haul. The lenders I work with have been in the business for years and I intend to continue working with them for many years to come. Make sure the lender you choose is someone your REALTOR knows and trusts…everything will be much smoother. And NEVER use an out-of-state lender unless you have some very extenuating circumstances. They are not familiar with our ARIZONA contract and timelines…and may actually be the cause of your losing your dream home.

Finally…if you want a house that is NOT in an association neighborhood…or only want a single story…or MUST have a pool please let your agent know right up front. It is frustrating showing homes that do not suit the client! Believe me…we as agents have the ability to be VERY specific when utilizing out MLS system to create searches. Tell us your NEEDS first…then we can work in the WANTS…and see how many properties out there “fit”! Of course, if NONE fit…we will have to revisit the criteria!

Finally…ASK QUESTIONS!!! PLEASE!! We don’t know what you don’t know until you ask. Most agents I know truly have the best interest of their clients in mind. If you help enough people get what they want…you will eventually get what you want. A good agent is TRULY HAPPY when clients close on their new home. NOT because it means a “payday”…but because there is much satisfaction that comes from helping folks with such an important life decision.
